These days, many Florida homeowners are more concerned than ever about how long their roof life expectancy. Insurance companies have started pressuring people to replace older roofs or risk losing coverage. Even homes with shingle roofs that would have been fine a decade ago are now being forced to replace them. This article will explain which types of roofs last the longest, so you can make the best choice for your home.
What materials have the longest roof life expectancy?
Standing seam metal and concrete tile are the most durable roofing materials, though both typically cost twice as much as standard shingle roofs. Modified bitumen and 3-tab shingles have the shortest lifespans. When selecting shingles, we recommend investing in architectural shingles, which offer greater durability due to their two-layer construction and thicker material. FABI has published a roof life expectancy chart to help compare materials. Please note that this chart serves as a general guide; actual lifespans may vary. For best results, we recommend working with a qualified roofing contractor.
What are insurance companies requiring?
Home insurance in Florida is an ever evolving change. Unless you are in the insurance industry it can be hard to keep up with the changes. As of writing this article(2023) it seems most good insurance companies will not insure a home with shingles that are older than 15 years. Some companies start to drop off at 10 even! Homeowners with older shingle roofs will either have to look at replacement or go with Citizens Insurance which is the state run insurance company. If you are lucky enough to have Metal or Tile we have heard insurance companies will go 30 years for those.
How much does each type of roof usually cost on average?
The cost of a roof installation can vary significantly, depending on factors such as the size and complexity of the roof, the number of stories, the roof’s slope, and the chosen material. Bryan Bitler at 3MG Roofing provides the following average prices for the most popular materials in Central Florida.
- 3 tab shingles – $500 per square
- Architectural shingles – $550 per square
- Modified Bitumen – $550- $650 per square
- Standing Seam Metal – $1300 per square
- Concrete Tile – $1400 per square
Whichever material you choose for your home it’s important to have it inspected for proper install by a 3rd party inspector. You can call us at 407-633-1661 or book online.
