Roof Covering – Wind Mitigation Discount

This is Part 2 of our seven-part series on wind mitigation discounts available for homes. Section 2 of the form addresses roof coverings, which may include shingles, metal, tile, modified bitumen, tar and gravel, or composite materials.

What is inspected in this section?

Many homeowners believe we inspect the roof covering by physically accessing the roof. While this is typical for a 4 point inspection, it is not required for a wind mitigation inspection. The wind mitigation form only asks for the type of roof coverings present and whether they have a permit application date on or after 03/01/2002.

What do I need to qualify for the roof covering discount?

To qualify for this discount, you need a permit. Without one, it is difficult to demonstrate to the insurance company that your roof meets current Florida building codes. The required form asks for the permit application date. If you are installing a new roof, ensure your contractor obtains a permit. Some contractors may avoid this step to reduce costs, but failing to secure a permit can result in significant lost insurance savings over time. Are patio roofs included in the inspection?

During a wind mitigation inspection, we inspect only the main roof. If the patio roof is connected to the main roof, it is included. Detached patios or those attached only to the sides of the house are excluded from the inspection.
