Plumbing
All visible plumbing lines are checked for type, material, and condition.
We inspect for any signs of leaks or corrosion.
Water pressure and drainage are tested throughout the home.
Water heaters are evaluated for age, function, and general health
Electrical
All accessible outlets, switches, and lights are tested.
Electrical panels are examined for proper wiring, loose connections, and correct breaker sizes.
Safety concerns or outdated components are clearly documented.
Interior
Windows, doors, cabinets, counters, walls, ceilings, and floors are thoroughly inspected.
Built-in appliances are also checked for basic function.

Pool Inspection

We check for leaks in above-ground fittings; however, underground plumbing and shell leak detection are not included.

Common Home Inspection Questions
Every home is different, but most 2,000 sq. ft. homes take about 2 hours.
Larger homes, multiple attics, pools, or additional services may extend the time.
You are not required to attend, but it’s highly beneficial for buyers to be present for at least the final walkthrough. Seeing issues in person offers much more clarity than reading them in a report. If you cannot attend, we provide a full follow-up call or email.
All home inspection reports are delivered the same day. Your realtor also receives a copy to help guide negotiations and repair requests.
